Marine City was one of the busiest shipbuilding towns on the Great Lakes through the 1800s, and the money that came out of that built substantial houses near the river. Those homes are the reason waterproofing here is different from anywhere else we work.

A foundation from that era is stone or early block, laid with lime mortar, and built on the assumption that a cellar would be damp. Sitting a few hundred feet from the St. Clair River, with groundwater high and the river level driving it, that assumption gets tested constantly. These walls cannot be sealed from the inside — coatings do not bond reliably to old stone and simply push the water to the next weak point. What works is relieving it: drain tile at the footing, a sump set at the true low point, repointing where mortar has washed out, and getting surface water away from a house whose original grading disappeared a century ago. Newer homes on the edges of town are the standard poured-wall and settlement picture, which is a much simpler job.

Marine City is about fifteen miles from the shop and well within our regular range. We will tell you honestly what an old riverfront basement can realistically become — dry and usable is achievable; museum-dry on a 140-year-old stone wall is not always the right promise.
