They are related jobs, not the same one. Repair addresses what has already moved or cracked — bowing walls, settling, structural shifts. Foundation waterproofing addresses the water that caused it, sealing the exterior and managing drainage so the repair holds. Most homes we see need both; the inspection tells you which.

Thin vertical cracks are the most common and usually the least concerning — they are typically shrinkage from when the concrete cured — though they can still let water through and may need sealing. Horizontal cracks are more serious: they mean soil pressure is pushing the wall inward. Stair-step cracks along the mortar joints of a block wall point to settling or lateral pressure. Anything wider than about a quarter inch deserves a professional look whatever its direction.

Watch for doors or windows that start to stick, gaps opening between walls and ceiling, floors going out of level, and a crack that was hairline last year and now takes a coin. Any of those means the cause is still active. Most cracks are repairable — injection for leaking cracks, carbon fiber or anchors for walls that are moving — and the earlier the movement is caught, the smaller the repair.
