Why Richmond basements take water
Richmond is two housing stocks in one small city. There is a genuinely old core near downtown, with foundations that predate anything resembling modern waterproofing, and then newer subdivisions on the edges built on what was farm ground.
The old ones are the more interesting job. Stone and early block foundations were built to shed water, not to stop it, and many were never sealed on the outside at all — the assumption was that a basement would be damp and that was acceptable. Making one genuinely dry means working from the inside: drain tile at the footing, a sump where none ever existed, and careful repair of a wall that may be irregular, laid with lime mortar, and not at all square. The newer homes on the outskirts are the familiar clay-and-settlement picture instead, with poured walls, settlement cracks, and grading that has sunk since the build. We quote them differently because they are different jobs, and we will tell you which one your house is.

Questions Richmond homeowners ask
Can an old stone foundation actually be made dry?
Yes, though the approach is different from a modern basement. You do not try to seal a stone wall from the inside — it was never built to be watertight and coatings fail on it. What works is relieving the water: interior drain tile at the footing, a properly placed sump, and repointing where the mortar has failed. Done properly it is a permanent fix, not a patch.
Do you work on homes without an existing sump pump?
Often. Plenty of older Richmond homes were built without one because nobody expected the basement to be usable space. Adding a sump means cutting a basin into the slab at the low point, tying it into new drain tile, and running a proper discharge — standard work for us, and usually the single biggest improvement an old basement can get.
Why does one Richmond basement stay dry while the next one floods?
Partly the soil. The City's 2025 Master Plan, citing the Macomb County soil survey, lists about thirteen soil types inside city limits; the most common run from well drained (Boyer) through somewhat poorly drained (Conover, Wasepi) to poorly and very poorly drained (Parkhill). Add an old stone foundation on one lot and a newer poured wall on the next, and two neighbours can have completely different water problems.
