Chesterfield has two water problems at once. The township runs down to Anchor Bay and the Salt River, so a lot of it is genuinely low ground with groundwater close to the surface. And much of the newer housing went up quickly on land that was farmland or wetland not long before the subdivision was.

That second point is the one homeowners are usually surprised by. A house built in the last thirty years can have worse water problems than one built in the fifties, because the ground around it is backfill that has not fully settled and the original grading has since sunk toward the foundation. We see it constantly here: settlement cracks in poured walls, water entering at tie rod holes, and downspouts discharging into ground that now slopes back at the house. On the low-lying side of the township it is the classic high-water-table picture instead — pressure under the slab, water at the cove joint, and a sump that was undersized the day it went in. We diagnose which of the two you actually have before quoting anything, because the fixes are not the same.
