The Grosse Pointes have some of the best-built older housing in the region, and some of the deepest basements. Both are worth protecting properly rather than patching.

Most of what we work on here was built between roughly 1910 and 1940 — substantial homes with full, deep basements, often finished at some point over the last century. Two things drive the water problems. The lake keeps the water table high, so there is steady hydrostatic pressure against walls sitting well below grade. And a century of freeze-thaw has worked on the original mortar and the cove joint, so the water has somewhere to go. Because these basements are frequently finished, the damage is often well underway before anyone sees it — the first sign is a musty smell or basement mold behind panelling rather than visible water. We are careful in finished spaces: we trace the entry point before opening anything up, and scope the work so you are not tearing out more than the repair actually requires.
