Overview
Exterior waterproofing stops water before it ever reaches your foundation walls. The outside of the foundation is excavated, a waterproof membrane or coating goes on the wall, and exterior drain tile — an exterior French drain at the footing — carries the water away.
It is the most complete fix because it addresses the problem at its source, and it is more involved than interior work because of the excavation. We finish outside, too: the grading and downspouts are corrected, because a surprising share of basement water is roof water delivered to the footing by a downspout that ends at the wall.
In many homes the best answer combines both — an interior drain and sump for groundwater, exterior membrane and drainage for the walls. A free inspection tells you which, in writing, before anything is dug, and the work is backed by our 20-year fully transferable warranty.
When exterior waterproofing is the right fix
- Water comes through the face of the wall during heavy rain, rather than at the floor
- Yard drainage, grading that has sunk toward the house or short downspouts are sending water to the foundation
- The walls themselves are failing, or the water problem is severe
- The basement is finished and you would rather not open the walls and floor — the work is done from outside
- You want water kept off the foundation entirely, for maximum long-term protection
Signs you need exterior waterproofing
- Wet basement walls during rain events
- Water seeping through the wall rather than at the floor
- Yard drainage issues causing water to pool near the foundation
- Downspouts that end at the foundation wall
- Grading that has settled back toward the house
- Efflorescence or staining on the inside face of the wall
How the job goes
Free Inspection
We identify where water is entering your basement and whether an exterior drain and membrane, an interior system, or both is the right fix.
A Plan for Your Foundation
We lay out the excavation, the membrane or coating, the footing drain and where its water goes, and put the scope in writing.
Excavation & Waterproofing
We carefully excavate along your foundation, apply the waterproof membrane or coating, and install drain pipe with washed stone at the footing.
Restore, Test & Warranty
We backfill, correct the grading and downspouts, restore the landscape, test the drainage and provide your 20-year fully transferable warranty.
What you get
- Stops water before it reaches the foundation wall
- Addresses the problem at its source
- Grading and downspouts corrected so roof water stays away
- Work done from outside — finished basements stay closed
- Backed by our 20-year fully transferable warranty
