St. Clair Shores is a tough assignment and we say so up front. It is built along Lake St. Clair, threaded with residential canals, and most of the housing went up in a compressed postwar stretch in the 1950s. High groundwater plus seventy-year-old foundations is the hardest combination in our service area.
On canal and near-lake streets, groundwater can sit close to the basement floor year-round, which means constant upward pressure on the slab and steady load on the walls. Interior coatings are pointless in that environment; the only thing that works is relieving the water and moving it out, with drain tile, a properly sized basin, a pump matched to the actual volume, and a battery backup that is not optional here. The 1950s block foundations add their own problem — water tracks through the block cores and emerges partway up the wall, so the visible wet spot is rarely where the water got in. Many of these homes also still have their original single pump on a floor drain, which was never a waterproofing system to begin with.

Does living on a canal make basement water inevitable?
It makes groundwater pressure a permanent condition rather than a rain-event one, but it does not make a wet basement inevitable. What it does mean is that the fix has to be a real drainage and pumping system with backup power. Sealants, coatings and single builder-grade pumps do not hold up in these conditions.
The wet spot is halfway up my wall, not at the floor. Why?
That is typical of block foundations. Water enters lower down and travels upward and sideways inside the hollow cores, so it surfaces wherever it finds a path out — often well away from the actual entry point. It is one reason chasing the visible damp patch with sealant almost never works on these homes.
