The village sits in the flat, low-lying northeast corner of Macomb County where heavy clay lies close to the surface and water moves through it slowly. After a long rain the ground stays saturated for days, hydrostatic pressure builds against the walls, and water finds the cove joint where the floor meets the wall.
The housing splits two ways and so does the work. Older village homes with block or poured walls have taken decades of that pressure and usually need the cove joint addressed and an interior drain system with a sump that can keep up. Newer builds on ground that was farmland until recently sit on soil that has not fully settled, so the job there is more often crack injection at settlement cracks plus correcting a grade that slopes toward the house. Either way, the wall is rarely the whole problem; the water around it is.

What we will not do is sign off on finishing a basement that only has a wall coating, because on this ground the water comes back through the floor. Get the system in first, then finish.
