Dearborn's housing is older and denser than most of what we work on, with a large share built between the 1920s and the 1950s, and the Rouge River corridor running through the city shaping the groundwater beneath a lot of it.

Foundations of that age are usually block, and block fails in a particular way: water enters below grade and travels through the hollow cores, surfacing partway up the wall well away from where it got in. Chasing the damp patch with sealant is the most common wasted expense we see on these homes. Add narrow lots — where there is often very little room between houses for water to go, and downspouts discharge into a strip of ground three feet wide — and surface drainage becomes a real constraint rather than an easy fix. Near the Rouge and its low ground, groundwater pressure drives it instead. Both point the same direction: relieve the water with interior drainage and a proper sump rather than trying to seal a wall that was never watertight.
